Facts

  • Construction should begin in 2007 after the existing Downtown Jaguar, Lotus, Range Rover dealership relocates to the suburbs.
  • Final approval was granted by the Minneapolis Planning Commission on August 14, 2006.
  • The proposed development would be built above a Whole Foods grocery store, a formula used successfully by the same developer with the 2200 Westlake project in Seattle.
  • Originally proposed at 395 feet/35 floors, the developers reduced the height by 20 feet/2 floors in July 2006.
  • The developer has indicated that construction is not dependent on pre-sales of the condominium units.
  • Two Twenty Two will become the tallest building in Minneapolis west of , in addition to the tallest in the North Loop neighborhood and the Warehouse District.
  • The original architect was RSP Architects Ltd., followed by the Minneapolis office of Durrant Architects. In October 2006 it was reported that the developer had selected a new design team in Vancouver-based IBI/HB and Minneapolis-based ESG Architects.
  • Citing a soft condominium market, the developer dropped plans for the tower in April 2007. Originally, a large retail complex was planned for this site, but new plans for One Washington Boulevard, with apartments rising above the Whole Foods were announced in December of the same year.
