  • A developer is proposing a renovation of the historic garage and the adjacent Professional Building at 1104 Grand Boulevard into mixed use apartments, parking and retail services.
  • The design of this building is a camouflage, that is, the art deco/art moderne exterior hides the fact it is an enclosed parking lot.
  • The parking lot entry appears to be an ordinary loading dock with only a discreet neon sign overhead which states, "National Garage Parking.".
  • This is the only structure of its kind in Metro KC and it is believed if any others existed, they were long ago demolished.
  • The first floor of the garage would be retail, the second through sixth floors parking, and top two floors residential lofts.
  • The camouflage was made even more effective by the fact each floor has double-hung windows with glass -- the same style which was typical of office and residential structures built in 1930.
  • The advanced deterioration of the structure made the cost of renovation prohibitive, thus the decision to demolish the garage.
  • The National Garage has federal historic status.
