  • This hotel is built directly next to the International Convention Centre, South Africa's largest.
  • The hotel adjoins the convention centre creating a building site of over four city blocks with common underground parking.
  • The structure has been designed around a concrete lift and stair core providing lateral stability to the building, with a combination of reinforced concrete flat slabs for the podium levels and post-tensioned flat slabs for the tower levels.
  • The entire structure is supported on piled foundations of up to 40 m deep under the tower section. Some of these piles were instrumented with strain gauges to determine the actual load distribution and load transfer characteristics.
  • Extensive ground water seepage was overcome with an effective subsoil drainage system.
