- The street fronting portion of the existing two-story structures are intended to remain. However, the alley portion, primarily a garage, is to be demolished to make way for the new structure. As such, the condominium will be recessed from both 109 Street and 100 Avenue.
- The first four floors are parking levels with some commercial space included on the first floor. There are no underground floors.
- The adjacent property owner raised some concerns at a June 30, 2004 Subdivision and Development Appeal Board hearing at City Hall. The Board's decision went in favour of the developer.
